Za ostatn\u00ed opravy pak odpov\u00edd\u00e1 pronaj\u00edmatel. Na\u0159\u00edzen\u00ed o b\u011b\u017en\u00e9 \u00fadr\u017eb\u011b a drobn\u00fdch oprav\u00e1ch vymezuje, co tyto dva pojmy znamenaj\u00ed, a stanovuje finan\u010dn\u00ed limity. Nyn\u00ed se projedn\u00e1v\u00e1 novela tohoto na\u0159\u00edzen\u00ed, kter\u00e1 p\u0159edpokl\u00e1d\u00e1 nav\u00fd\u0161en\u00ed st\u00e1vaj\u00edc\u00edch limit\u016f.<\/h4>\n<h6>Moment\u00e1ln\u00ed stav<\/h6>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-131630 alignright\" src=\"https:\/\/zakrasnejsivimperk.cz\/wp-content\/uploads\/2018\/05\/29\/logo-dtest-114x300.jpg\" alt=\"\" width=\"114\" height=\"300\" srcset=\"https:\/\/zakrasnejsivimperk.cz\/wp-content\/uploads\/2018\/05\/29\/logo-dtest-114x300.jpg 114w, https:\/\/zakrasnejsivimperk.cz\/wp-content\/uploads\/2018\/05\/29\/logo-dtest.jpg 126w\" sizes=\"(max-width: 114px) 100vw, 114px\" \/>Za drobnou opravu se podle na\u0159\u00edzen\u00ed pova\u017euje oprava v\u011bci dle v\u011bcn\u00e9ho vymezen\u00ed (oprava sprchy, umyvadel, z\u00e1suvek, vyp\u00edna\u010d\u016f atd.). Jestli\u017ee nenaleznete danou v\u011bc ve v\u00fd\u010dtu v\u011bcn\u00e9ho vymezen\u00ed v na\u0159\u00edzen\u00ed o b\u011b\u017en\u00e9 \u00fadr\u017eb\u011b a drobn\u00fdch oprav\u00e1ch, tak se bude jednat o drobnou opravu, pouze pokud cel\u00e1 oprava vyjde na maxim\u00e1ln\u011b 1 000 korun. Do t\u00e9to ceny za jednu opravu se nezapo\u010d\u00edt\u00e1vaj\u00ed n\u00e1klady na dopravu a jin\u00e9 n\u00e1klady spojen\u00e9 s opravou.<\/p>\n<p>Krom\u011b zm\u00edn\u011bn\u00e9ho tak\u00e9 existuje ro\u010dn\u00ed limit n\u00e1klad\u016f, kter\u00fd m\u016f\u017ee n\u00e1jemn\u00edk platit za opravy. Jakmile toti\u017e sou\u010det n\u00e1klad\u016f na drobn\u00e9 opravy p\u0159es\u00e1hne \u010d\u00e1stku 100 K\u010d\/m2 podlahov\u00e9 plochy, tak se dal\u0161\u00ed opravy v dan\u00e9m kalend\u00e1\u0159n\u00edm roce nepova\u017euj\u00ed za drobn\u00e9. To znamen\u00e1, \u017ee pokud si pronaj\u00edm\u00e1te byt o rozloze 55 m2, tak za drobn\u00e9 opravy v byt\u011b zaplat\u00edte nejv\u00fd\u0161e 5 500 korun ro\u010dn\u011b. <em>\u201ePamatujte tak\u00e9 na to, \u017ee m\u00e1te-li v n\u00e1jemn\u00ed smlouv\u011b ujedn\u00e1no, \u017ee jste povinni platit vy\u0161\u0161\u00ed \u010d\u00e1stku za drobn\u00e9 opravy, bude se jednat o ne\u00fa\u010dinn\u00e9 ustanoven\u00ed,\u201c<\/em> upozor\u0148uje Eduarda Hek\u0161ov\u00e1, \u0159editelka spot\u0159ebitelsk\u00e9 organizace dTest. Naopak m\u016f\u017eete m\u00edt v n\u00e1jemn\u00ed smlouv\u011b stanoveno, \u017ee jste povinni hradit za opravu \u010d\u00e1stku ni\u017e\u0161\u00ed. Od t\u011bchto ustanoven\u00ed se toti\u017e nelze odch\u00fdlit pouze v neprosp\u011bch n\u00e1jemce.<\/p>\n<h6>Navrhovan\u00e9 zm\u011bny<\/h6>\n<p>Moment\u00e1ln\u011b je p\u0159ipravov\u00e1na novela na\u0159\u00edzen\u00ed o b\u011b\u017en\u00e9 \u00fadr\u017eb\u011b a drobn\u00fdch oprav\u00e1ch, kter\u00e1 po\u010d\u00edt\u00e1 s nav\u00fd\u0161en\u00edm finan\u010dn\u00edch limit\u016f pro drobn\u00e9 opravy. \u201e<em>Vzhledem k tomu, \u017ee se sou\u010dasn\u00e1 \u00faprava po dobu deseti let nem\u011bnila, lze to i vzhledem k vysok\u00e9 inflaci z uplynul\u00fdch let pova\u017eovat za legitimn\u00ed krok,\u201c<\/em> vysv\u011btluje Eduarda Hek\u0161ov\u00e1. V\u011bcn\u00e9 vymezen\u00ed by m\u011blo z\u016fstat zachov\u00e1no ve stejn\u00e9 podob\u011b, cena za jednu opravu by se v\u0161ak m\u011bla zv\u00fd\u0161it z dosavadn\u00edch 1 000 korun na 1 500 korun. D\u00e1le by dle navrhovan\u00fdch zm\u011bn m\u011blo doj\u00edt k nav\u00fd\u0161en\u00ed tak\u00e9 ro\u010dn\u00edho limitu n\u00e1klad\u016f, a to konkr\u00e9tn\u011b na 150 K\u010d\/m\u00b2 podlahov\u00e9 plochy.<\/p>\n<p>Do tohoto n\u00e1vrhu je v\u0161ak zahrnuto tak\u00e9 to, \u017ee by se \u010d\u00e1stky m\u011bly ka\u017edoro\u010dn\u011b zvy\u0161ovat o m\u00edru inflace, zve\u0159ej\u0148ovanou \u010cesk\u00fdm statistick\u00fdm \u00fa\u0159adem \u2013 konkr\u00e9tn\u011b o p\u0159\u00edr\u016fstek pr\u016fm\u011brn\u00e9ho indexu spot\u0159ebitelsk\u00fdch cen za 12 m\u011bs\u00edc\u016f posledn\u00edho kalend\u00e1\u0159n\u00edho roku ve srovn\u00e1n\u00ed s pr\u016fm\u011brem za p\u0159edchoz\u00ed rok.
