Vl\u00e1da mus\u00ed n\u011bco d\u011blat, a tak se vl\u00e1dn\u00ed ODS kone\u010dn\u011b vytasila s \u0159e\u0161en\u00edm bydlen\u00ed. Ten, kdo si nepo\u0159\u00eddil bydlen\u00ed p\u0159ed 15 lety a v\u00edce, m\u00e1 sm\u016flu. Centr\u00e1ln\u00ed banky napumpovaly do syst\u00e9mu tolik pen\u011bz, \u017ee skon\u010dily v bydlen\u00ed.<\/p>\n<p>Po cel\u00e9 planet\u011b to v\u0161ichni \u0159e\u0161\u00ed a zat\u00edm nikdo moc neusp\u011bl. V \u010cR jsme na tom ale zdaleka nejh\u016f\u0159. Kdy\u017e porovn\u00e1me 70metrov\u00fd byt v Praze a v jin\u00fdch metropol\u00edch, pracujeme na n\u011bj s pr\u016fm\u011brn\u00fdm platem jednozna\u010dn\u011b nejd\u00e9le ze v\u0161ech. Podobn\u011b \u0161patn\u011b jsou na tom jen Slov\u00e1ci, co\u017e podle m\u011b vych\u00e1z\u00ed z podobn\u011b \u0161patn\u00fdch legislativn\u00edch podm\u00ednek. To se logicky mus\u00ed propsat do demografie, proto\u017ee na v\u011bt\u0161\u00ed byt, kde mohou \u017e\u00edt dv\u011b \u010di v\u00edce d\u011bt\u00ed, prost\u011b nebudou lidi m\u00edt. To je \u010dasovan\u00e1 bomba cel\u00e9ho vysp\u011bl\u00e9ho sv\u011bta. Jen\u017ee u n\u00e1s to bude pal\u010div\u011bj\u0161\u00ed.<\/p>\n<h6>Nikdy nep\u0159edstavuj program. Ukradnou ti ho i vl\u00e1dn\u00ed partne\u0159i<\/h6>\n<p>Levice veden\u00e1 Pir\u00e1ty p\u0159ipravila program, jak m\u016f\u017ee st\u00e1t stav\u011bt byty. Jen\u017ee s t\u00edm, jak zpackali digitalizaci stavebn\u00edho \u0159\u00edzen\u00ed a n\u00e1sledn\u011b byli jako nepot\u0159ebn\u00ed vyhozeni z vl\u00e1dy, z\u016fstal jejich program opu\u0161t\u011bn. Chopila se ho tak ODS. A\u010dkoli p\u016fvodn\u011b h\u00e1zela projektu klacky pod nohy, nyn\u00ed ho i p\u0159es jasn\u00fd socialistick\u00fd n\u00e1dech vesele propaguje. Prost\u011b je to jen konkuren\u010dn\u00ed boj nejsp\u00ed\u0161 o stejn\u00e9 voli\u010de.<\/p>\n<p>ODS kr\u00e1sn\u011b uk\u00e1zala, jak je nebezpe\u010dn\u00e9 prozradit v\u00e1\u0161 program. Pir\u00e1ti n\u011bco vymysleli a ODS jim to ukradne. To, \u017ee \u00fadajn\u00e1 pravice ukradne n\u011bco extr\u00e9mn\u00ed levici, nevad\u00ed. Politick\u00e9 strany jsou tak my\u0161lenkov\u011b vypr\u00e1zdn\u011bn\u00e9, \u017ee berou cokoli. Voli\u010di tak nezbyde nic jin\u00e9ho, ne\u017e to akceptovat. Ideov\u011b \u010dist\u00e1 strana nyn\u00ed ve sn\u011bmovn\u011b nen\u00ed. Tak\u017ee se voli\u010d nem\u016f\u017ee divit, \u017ee racion\u00e1ln\u00ed politik nem\u016f\u017ee v \u00fanoru prozradit sv\u016fj program, se kter\u00fdm chce kandidovat v \u0159\u00edjnu. Ukradli by cokoli.<\/p>\n<h6>Co cht\u011bj\u00ed a kde na to vezmou?<\/h6>\n<p>V z\u00e1sad\u011b jde o my\u0161lenku \u2013 d\u00e1me do bydlen\u00ed ro\u010dn\u011b 10 miliard korun a postav\u00edme za to 10 tis\u00edc byt\u016f. To je vtipn\u00e9. \u0158\u00edkaj\u00ed, \u017ee postav\u00ed byt za milion. Co to bude? V\u00e1clav Havel mluvil kdysi o panel\u00e1c\u00edch jako o kr\u00e1l\u00edk\u00e1rn\u00e1ch. Tohle nebude ani na kr\u00e1l\u00edk\u00e1rnu. A to jsme o 35 let d\u00e1l. Ale dob\u0159e. Lep\u0161\u00ed ne\u017e nic.<\/p>\n<p>Samostatnou v\u011bc\u00ed je pak ot\u00e1zka, kde na to vz\u00edt. Vl\u00e1da generuje posledn\u00ed \u010dty\u0159i roky ka\u017ed\u00fd rok deficit p\u0159esahuj\u00edc\u00ed \u010dtvrt bilionu a chce je\u0161t\u011b v\u011bt\u0161\u00ed? Bude to jako v\u017edy. V\u00fdstavba bude na dluh. M\u00edsto dluhu jednotlivc\u016f to bude dluh v\u0161ech. Havel by \u0159ekl: \u201eNevzkv\u00e9t\u00e1me.\u201c To bylo jeho slovo z prvn\u00edho novoro\u010dn\u00edho projevu.<\/p>\n<h6>T\u0159i body v\u00fdstavby. Dotuj, dotuj a chv\u00edli spo\u0159<\/h6>\n<p>V kostce bude vl\u00e1da t\u011bsn\u011b p\u0159ed volbami realizovat svou bytovou politiku t\u0159emi body. Zaprv\u00e9 chce vytvo\u0159it investi\u010dn\u00ed fond, kam nasype pen\u00edze N\u00e1rodn\u00ed rozvojov\u00e1 banka a investo\u0159i. Spolu pak budou investovat do bydlen\u00ed.<\/p>\n<p>To nemus\u00ed b\u00fdt \u0161patn\u00e9. Nicm\u00e9n\u011b to u\u017e m\u00e1me dnes. Je mraky nemovitostn\u00edch fond\u016f. Pro\u010d by n\u011bkdo investoval sem? Kdo bude ten st\u00e1tn\u00ed fond \u0159\u00eddit? V\u00edme, jak to dopadlo se st\u00e1tn\u00edmi podniky. Vzpome\u0148me t\u0159eba na \u010cesk\u00e9 aerolinie. Bylo to tak \u00fasp\u011b\u0161n\u00e9, \u017ee zna\u010dka dnes u\u017e neexistuje. Osobn\u011b se takov\u00e9ho fondu boj\u00edm. Plat\u00ed, \u017ee st\u00e1t je nejhor\u0161\u00ed mana\u017eer.<\/p>\n<p>Z\u00e1rove\u0148 s t\u00edm ale sly\u0161\u00edm hlasy, \u017ee by n\u00e1jemn\u00e9 m\u011blo b\u00fdt dostupn\u00e9. Cht\u011bj\u00ed t\u00edm \u0159\u00edct, \u017ee n\u011bkdo bude dobrovoln\u011b investovat n\u011bkam, kde dostane n\u00edzk\u00e9, netr\u017en\u00ed n\u00e1jemn\u00e9? To by znamenalo, \u017ee by byl v\u00fdnos ni\u017e\u0161\u00ed ne\u017e u komer\u010dn\u00edch projekt\u016f. Pro\u010d by pr\u00e1v\u011b tam n\u011bkdo investoval? Ne\u0159\u00edkejte, \u017ee penzijn\u00ed fondy. Ani to nechci d\u00e1l dom\u00fd\u0161let. Snad to tak nikdo nemysl\u00ed.<\/p>\n<p>Zadruh\u00e9 \u2013 budeme dotovat n\u00e1jemn\u00ed bydlen\u00ed. Dotace pote\u010dou obc\u00edm. U\u017e te\u010f maj\u00ed projekty za v\u00edce ne\u017e p\u011bt miliard. Podle m\u011b tu m\u00e1me ten sam\u00fd probl\u00e9m. Pokud n\u011bkde nechce investovat soukromn\u00edk, m\u011bla by tam investovat obec? Nen\u00ed to n\u00e1hodou tak, \u017ee kdy\u017e tam nete\u010dou soukrom\u00e9 pen\u00edze, tak je tam n\u011bjak\u00fd probl\u00e9m?<br \/>\nT\u0159et\u00edm bodem jsou penzijn\u00ed fondy. Ty by nyn\u00ed m\u011bly investovat i do bydlen\u00ed. Pro fondy to je zaj\u00edmav\u00e9. Mohou roz\u0161\u00ed\u0159it a v\u00edce diverzifikovat sv\u00e9 portfolio. Tak\u017ee pro budouc\u00ed d\u016fchodce fajn. Fondy ale nebudou investovat do bydlen\u00ed p\u0159\u00edmo. Bude tam mezi\u010dl\u00e1nek. Je to dob\u0159e? Mezi\u010dl\u00e1nek m\u016f\u017ee nemovitostem v\u00edce rozum\u011bt. Na druhou stranu si vezme \u010d\u00e1st v\u00fdnosu, tak\u017ee to nemus\u00ed b\u00fdt pro budouc\u00ed d\u016fchodce tak zaj\u00edmav\u00e9, jak to vypad\u00e1 na pap\u00ed\u0159e. Pokud by to nav\u00edc m\u011blo b\u00fdt netr\u017en\u011b n\u00edzk\u00e9 n\u00e1jemn\u00e9, co\u017e by pro socialisty d\u00e1valo logiku, tak je mi l\u00edto budouc\u00edch d\u016fchodc\u016f. Tak uvid\u00edme.<\/p>\n<h6>Skon\u010d\u00ed to jako v\u017edy. Dluhem a slab\u00fdm efektem<\/h6>\n<p>Kdy\u017e to se\u010dtu, tak t\u00edmto nakonec m\u016f\u017ee nat\u00e9ct na trh nemovitost\u00ed a\u017e 30 miliard ro\u010dn\u011b. Pokud by to vedlo k n\u00e1kupu byt\u016f, tak bude v\u00fdsledkem jen r\u016fst cen nemovitost\u00ed a n\u00e1jm\u016f. To asi nechceme. I kdy\u017e u n\u00e1s nikdo nev\u00ed. I zde plat\u00ed \u010cernomyrdinova slova: \u201eMysleli jsme to dob\u0159e, a skon\u010dilo to jako v\u017edycky.\u201c<\/p>\n<p>Pokud budou pen\u00edze t\u00e9ct do v\u00fdstavby, je to fajn. Bude v\u00edce byt\u016f a m\u011bly by zlevnit. Jen\u017ee jedna v\u011bc je nab\u00eddka a druh\u00e1 popt\u00e1vka. O kolik by musel byt zlevnit, aby na n\u011bj b\u011b\u017en\u00ed lid\u00e9 m\u011bli? O kolik by pak muselo klesnout n\u00e1jemn\u00e9, aby mohli zase bydlet ve t\u0159\u00edpokojov\u00fdch bytech? P\u0159edstava, \u017ee postav\u00ed byt za milion, je nere\u00e1ln\u00e1. Budou r\u00e1di, kdy\u017e n\u011bco postav\u00ed za t\u0159i miliony. T\u0159\u00edpokojov\u00fd byt za to ov\u0161em nebude. Tak\u017ee v optimistick\u00e9 verzi se poda\u0159\u00ed postavit deset tis\u00edc mal\u00fdch byt\u016f za rok. Povede to k poklesu cen? Nen\u00ed to kapka v mo\u0159i?<\/p>\n<p>J\u00e1 si mysl\u00edm, \u017ee toto je naprosto nedostate\u010dn\u00e9 \u0159e\u0161en\u00ed. V\u011bc se mus\u00ed \u0159e\u0161it jinak. Jen bl\u00e1zen by ale nyn\u00ed prozradil \u0159e\u0161en\u00ed.
