P\u0159ed\u010dasn\u00e9 splacen\u00ed hypot\u00e9ky se tak m\u016f\u017ee u\u017e od p\u0159\u00ed\u0161t\u00edho m\u011bs\u00edce pro n\u011bkter\u00e9 \u00fav\u011bry v\u00fdrazn\u011b prodra\u017eit.<\/h4>\n<h6>P\u0159ed\u010dasn\u00e9 splacen\u00ed spot\u0159ebitelsk\u00e9ho \u00fav\u011bru na bydlen\u00ed<\/h6>\n<p><em><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-131630 alignright\" src=\"https:\/\/zakrasnejsivimperk.cz\/wp-content\/uploads\/2018\/05\/29\/logo-dtest-114x300.jpg\" alt=\"\" width=\"114\" height=\"300\" srcset=\"https:\/\/zakrasnejsivimperk.cz\/wp-content\/uploads\/2018\/05\/29\/logo-dtest-114x300.jpg 114w, https:\/\/zakrasnejsivimperk.cz\/wp-content\/uploads\/2018\/05\/29\/logo-dtest.jpg 126w\" sizes=\"(max-width: 114px) 100vw, 114px\" \/>\u201eV \u017eivot\u011b mohou nastat situace, kdy cht\u011bj\u00ed spot\u0159ebitel\u00e9 \u00fav\u011br na bydlen\u00ed p\u0159ed\u010dasn\u011b splatit,\u201c<\/em> uv\u00e1d\u00ed Eduarda Hek\u0161ov\u00e1, \u0159editelka spot\u0159ebitelsk\u00e9 organizace dTest, a dod\u00e1v\u00e1: <em>\u201eMezi \u00fav\u011bry na bydlen\u00ed pat\u0159\u00ed zejm\u00e9na hypot\u00e9ka \u010di \u00fav\u011br ze stavebn\u00edho spo\u0159en\u00ed.\u201c<\/em><\/p>\n<p>\u00darokov\u00e1 sazba \u00fav\u011bru m\u016f\u017ee b\u00fdt variabiln\u00ed, nebo fixovan\u00e1. \u00dav\u011br s variabiln\u00ed \u00farokovou sazbou lze splatit kdykoliv a zcela zdarma. \u201e<em>V p\u0159\u00edpad\u011b fixovan\u00e9 \u00farokov\u00e9 sazby banka garantuje spot\u0159ebiteli \u00farokovou sazbu po celou dobu fixace,\u201c<\/em> sd\u011bluje Eduarda Hek\u0161ov\u00e1 a dopl\u0148uje: <em>\u201ePokud by cht\u011bl spot\u0159ebitel splatit \u00fav\u011br v pr\u016fb\u011bhu fixace a nevztahuj\u00ed se na n\u011bj jin\u00e9 p\u0159\u00edpady p\u0159ed\u010dasn\u00e9ho splacen\u00ed zdarma, pak je s t\u00edmto pr\u00e1vem za ur\u010dit\u00fdch okolnost\u00ed spojena i sankce, kterou banka v takov\u00e9 situaci spot\u0159ebiteli na\u00fa\u010dtuje, proto\u017ee smluvn\u00ed vztah skon\u010dil d\u0159\u00edve, ne\u017e byla sjednan\u00e1 fixace.\u201c<\/em><\/p>\n<p>Dle dosavadn\u00ed praxe byly administrativn\u00ed n\u00e1klady p\u0159i p\u0159ed\u010dasn\u00e9m splacen\u00ed \u00fav\u011bru na bydlen\u00ed v\u00fdkladov\u011b nejednozna\u010dn\u00e9 a pohybovaly se v \u0159\u00e1dech sta korun a\u017e n\u011bkolika jednotek tis\u00edc.<\/p>\n<p>Po nabyt\u00ed \u00fa\u010dinnosti z\u00e1kona o spot\u0159ebitelsk\u00e9m \u00fav\u011bru v\u0161ak spot\u0159ebitel\u00e9 bank\u00e1m od z\u00e1\u0159\u00ed zaplat\u00ed i desetitis\u00edce nav\u00edc, a to u nov\u00fdch nebo refinancovan\u00fdch \u00fav\u011br\u016f na bydlen\u00ed. Podle nov\u00fdch pravidel je banka opr\u00e1vn\u011bna po\u017eadovat n\u00e1hradu za nezbytn\u00e9 administrativn\u00ed n\u00e1klady souvisej\u00edc\u00ed s p\u0159ed\u010dasn\u00fdm splacen\u00edm, ov\u0161em v maxim\u00e1ln\u00ed v\u00fd\u0161i jeden tis\u00edc korun.<\/p>\n<p>Z\u00e1kon v\u0161ak vedle toho d\u00e1v\u00e1 nov\u011b bank\u00e1m a jin\u00fdm poskytovatel\u016fm \u00fav\u011bru na bydlen\u00ed mo\u017enost po\u017eadovat i dal\u0161\u00ed n\u00e1klady spojen\u00e9 s p\u0159ed\u010dasn\u00fdm splacen\u00edm, \u010dili rozd\u00edl mezi \u00farokem sjednan\u00fdm s bankou, kter\u00fd by m\u011bl klient zaplatit za obdob\u00ed ode dne p\u0159ed\u010dasn\u00e9ho splacen\u00ed do konce fixace, a referen\u010dn\u00edm \u00farokem, dan\u00fdm pr\u016fm\u011brem z\u00e1p\u016fj\u010dn\u00edch \u00farokov\u00fdch sazeb uve\u0159ej\u0148ovan\u00fdch k dan\u00e9mu obdob\u00ed \u010ceskou n\u00e1rodn\u00ed bankou. Tyto dal\u0161\u00ed n\u00e1klady v\u0161ak nesm\u00ed p\u0159es\u00e1hnout 0,25 procenta z p\u0159ed\u010dasn\u011b splacen\u00e9 v\u00fd\u0161e spot\u0159ebitelsk\u00e9ho \u00fav\u011bru za ka\u017ed\u00fd zapo\u010dat\u00fd rok zb\u00fdvaj\u00edc\u00ed do konce obdob\u00ed, na kter\u00e9 byla sjedn\u00e1na fixace, maxim\u00e1ln\u011b v\u0161ak 1 procento z p\u0159ed\u010dasn\u011b splacen\u00e9 \u010d\u00e1sti celkov\u00e9 v\u00fd\u0161e jistiny. Nov\u00e1 pravidla se uplatn\u00ed pouze v p\u0159\u00edpad\u011b, kdy se klient rozhodne poru\u0161it smlouvu a odej\u00edt ze z\u00e1vazku v pr\u016fb\u011bhu fixace. A to v\u0161e s c\u00edlem omezit hypote\u010dn\u00ed turistiku, tedy p\u0159esuny klient\u016f mezi bankami podle toho, kde z\u00edskaj\u00ed levn\u011bj\u0161\u00ed hypot\u00e9ku.<\/p>\n<p>Spot\u0159ebitel\u016f, kte\u0159\u00ed ji\u017e nyn\u00ed maj\u00ed hypot\u00e9ku sjednanou a b\u011b\u017e\u00ed jim fixace, se nov\u00e1 pravidla zat\u00edm net\u00fdkaj\u00ed. <em>\u201eNov\u00e1 pravidla plat\u00ed od z\u00e1\u0159\u00ed 2024 jen na \u00fav\u011bry poskytnut\u00e9 po \u00fa\u010dinnosti novely a u \u00fav\u011br\u016f, u kter\u00fdch po term\u00ednu \u00fa\u010dinnosti do\u0161lo ke zm\u011bn\u011b fixace,\u201c<\/em> vysv\u011btluje Eduarda Hek\u0161ov\u00e1.<\/p>\n<p>Spot\u0159ebitel\u00e9 mohou v\u0161ak i nad\u00e1le za ur\u010dit\u00fdch okolnost\u00ed splatit hypot\u00e9ku bez sankce ke konci sjednan\u00e9 fixace. Stejn\u011b tak mohou ka\u017ed\u00fd rok splatit a\u017e 25 procent z jistiny k v\u00fdro\u010d\u00ed podpisu \u00fav\u011brov\u00e9 smlouvy bez jak\u00e9hokoliv poplatku. Novela vedle st\u00e1vaj\u00edc\u00edch v\u00fdjimek zav\u00e1d\u00ed i dal\u0161\u00ed mo\u017enosti, jak hypot\u00e9ku splatit v p\u0159edstihu, a p\u0159esto se pokut\u011b vyhnout, nap\u0159\u00edklad vypo\u0159\u00e1d\u00e1n\u00ed spole\u010dn\u00e9ho jm\u011bn\u00ed man\u017eel\u016f, kter\u00e9 zahrnuje i nemovitost s \u00fav\u011brem na bydlen\u00ed, nebo prodej nemovitosti, ale za p\u0159edpokladu, \u017ee ji klient vlastn\u00ed alespo\u0148 dva roky.<\/p>\n<p>Z\u00e1konn\u00e1 \u00faprava pr\u00e1va poskytovatele na n\u00e1hradu n\u00e1klad\u016f za p\u0159ed\u010dasn\u00e9 splacen\u00ed uv\u00e1d\u00ed mo\u017enosti, jak\u00e9 n\u00e1klady a v jak\u00e9 maxim\u00e1ln\u00ed v\u00fd\u0161i m\u016f\u017ee poskytovatel v souvislosti s p\u0159ed\u010dasn\u00fdm splacen\u00edm po\u017eadovat, nicm\u00e9n\u011b pro vznik n\u00e1roku je nutn\u00e9, aby bylo toto pr\u00e1vo se spot\u0159ebitelem v\u00fdslovn\u011b smluvn\u011b sjedn\u00e1no.
