Nakonec se uk\u00e1zalo, \u017ee se dal\u0161\u00ed pokles cen nemovitost\u00ed u\u017e nekonal a hypot\u00e9ky klesly jen zanedbateln\u011b.<\/h4>\n<p>M\u00edsto poklesu za\u010dali letos nemovitosti naopak r\u016fst. Pr\u016fm\u011brn\u00e1 cena nov\u00e9ho bytu v Praze dnes podle cen\u00edk\u016f reziden\u010dn\u00edch projekt\u016f vych\u00e1z\u00ed na 149.200 K\u010d za metr \u010dtvere\u010dn\u00ed.<\/p>\n<p>Jestli si mysl\u00edte, \u017ee to je jen v Praze, mysl\u00edte se. V Brn\u011b dos\u00e1hla pr\u016fm\u011brn\u00e1 cena nov\u00e9ho rekordu 129.400 K\u010d za metr \u010dtvere\u010dn\u00ed.<\/p>\n<p>To jsou vzhledem k pr\u016fm\u011brn\u00e9 mzd\u011b nehor\u00e1zn\u00e9 ceny. Jen m\u00e1lokde se \u0161et\u0159\u00ed na byt d\u00e9le ne\u017e v \u010cR. Kdy\u017e se pod\u00edv\u00e1te jinde po Evrop\u011b a na jejich mzdy, m\u011bly bychom m\u00edt ceny nemovitost\u00ed ni\u017e\u0161\u00ed o v\u00edce jak polovinu. U n\u00e1s je evidentn\u011b n\u011bco \u0161patn\u011b.<\/p>\n<p>P\u0159es tyto nehor\u00e1zn\u00e9 ceny lid\u00e9 ale nov\u00e9 byty nakupuj\u00ed. Pokud se necht\u011bj\u00ed p\u0159est\u011bhovat, mus\u00ed tyto \u0161\u00edlen\u00e9 ceny akceptovat. Develope\u0159i proto mluv\u00ed o tom, jak se u nich dve\u0159e netrhnou. Jen\u017ee \u010d\u00edsla, kter\u00e1 ukazuj\u00ed, jsou sm\u011b\u0161n\u00e1. V Praze se pr\u00fd za leto\u0161n\u00ed prvn\u00ed pololet\u00ed prodalo p\u0159es t\u0159i tis\u00edce byt\u016f, co\u017e je dvakr\u00e1t v\u00edce ne\u017e ve stejn\u00e9m obdob\u00ed p\u0159ed rokem. To by bylo hezk\u00e9. Ale ne v Praze, kde je p\u0159es milion lid\u00ed. \u010c\u00edsla tak jen dokazuj\u00ed, \u017ee nestav\u00ed.<\/p>\n<p>A to m\u00e1me jen po\u010det prodan\u00fdch jednotek. Nic to ne\u0159\u00edk\u00e1 o kvalit\u011b. Nejv\u00edce se pr\u00fd prod\u00e1vaj\u00ed jednopokojov\u00e9 byty, kde stoj\u00ed metr \u010dtvere\u010dn\u00ed v pr\u016fm\u011bru 140 tis\u00edc. To je \u0161\u00edlen\u00e9. Vzpom\u00edn\u00e1m na V\u00e1clava Havla, kter\u00fd mluvil o socialistick\u00fdch panel\u00e1c\u00edch jako o kr\u00e1l\u00edk\u00e1rn\u00e1ch. Co by \u0159\u00edkal o tom, co se stav\u00ed dnes? Dnes jsou byty men\u0161\u00ed ne\u017e tehdy.<\/p>\n<p>To, co mnoz\u00ed oslavuj\u00ed jako \u00fasp\u011bch a o\u017eiven\u00ed, je podle m\u011b k ne\u017eit\u00ed. Tady nechcete vychov\u00e1vat d\u011bti.<\/p>\n<p>V\u00fdvoj cen logicky kop\u00edruj\u00ed i n\u00e1jmy. Byt nen\u00ed nic jin\u00e9ho ne\u017e investice. Pokud chci n\u00e1vratnost do dvaceti let, mus\u00ed s vy\u0161\u0161\u00ed cenou r\u016fst i n\u00e1jem, co\u017e ov\u0161em let\u00ed do nehor\u00e1zn\u00fdch \u010d\u00edsel.<\/p>\n<h6>Hypot\u00e9ky zlevnily na 5 %<\/h6>\n<p>D\u016fvodem o\u017eiven\u00ed trhu nemovitost\u00ed jsou ji\u017e zm\u00edn\u011bn\u00e9 levn\u011bj\u0161\u00ed hypot\u00e9ky. Ty p\u0159itom neklesly moc. Zat\u00edmco reposazba od lo\u0148sk\u00e9ho prosince klesla o 2,25 procentn\u00edho bodu, pr\u016fm\u011brn\u00e1 hypot\u00e9ka jen o 0,6 procentn\u00edho bodu. D\u016fvodem nepom\u011bru je to, \u017ee hypot\u00e9\u010dn\u00ed sazby se odv\u00edjej\u00ed od dlouhodob\u00fdch \u00farokov\u00fdch sazeb. Ty v sob\u011b odr\u00e1\u017eej\u00ed o\u010dek\u00e1v\u00e1n\u00ed, \u017ee z nadhledu v\u00edce let se \u00farokov\u00e9 sazby centr\u00e1ln\u00ed sazby moc nezm\u011bn\u00ed.<\/p>\n<p>To je zaj\u00edmav\u00e9, proto\u017ee centr\u00e1ln\u00ed banka m\u00e1 podle mn\u011b je\u0161t\u011b letos prostor pro pokles \u00farokov\u00fdch sazeb o jeden procentn\u00ed bod. Trh si ale evidentn\u011b mysl\u00ed, \u017ee z pohledu p\u011bti let, nebude inflace kolem 2 % jako dnes.<\/p>\n<p>Jedin\u00fd argument, kter\u00fd mluv\u00ed v del\u0161\u00edm horizontu ve prosp\u011bch vy\u0161\u0161\u00ed inflace, a tedy vy\u0161\u0161\u00edch \u00farokov\u00fdch sazeb, je Green Deal. Ten p\u0159inese zdra\u017een\u00ed skoro v\u0161eho. Nejv\u011bt\u0161\u00ed n\u00e1por zdra\u017eov\u00e1n\u00ed by p\u0159itom m\u011bl p\u0159ij\u00edt v roce 2027. Centr\u00e1ln\u00ed banka tak v roce 2027 m\u016f\u017ee dr\u017eet sazby v\u00fd\u0161, ne\u017e je dlouhodob\u00fd pr\u016fm\u011br, co\u017e dr\u017e\u00ed dlouhodob\u00e9 \u00farokov\u00e9 sazby naho\u0159e.<\/p>\n<p>Dal\u0161\u00edm d\u016fvodem, pro\u010d hypot\u00e9ky nejdou moc dol\u016f, je o\u010dek\u00e1v\u00e1n\u00ed, \u017ee bude v\u011bt\u0161\u00ed popt\u00e1vka po hypot\u00e9k\u00e1ch. Banky by byly na hlavu, kdyby zlev\u0148ovaly produkt, po kter\u00e9m roste popt\u00e1vka. Jin\u00fdmi slovy, \u010d\u00edm v\u00edce si budeme na nemovitosti p\u016fj\u010dovat, t\u00edm to bude dra\u017e\u0161\u00ed. U\u017e nyn\u00ed p\u0159itom meziro\u010dn\u011b roste popt\u00e1vka po hypot\u00e9k\u00e1ch o 70 %.<\/p>\n<h6>Co bude d\u00e1l?<\/h6>\n<p>Vzhledem k tomu, \u017ee o\u010dek\u00e1v\u00e1m, \u017ee do budoucna bude ekonomika m\u00edrn\u011b r\u016fst a m\u00edrn\u011b porostou i re\u00e1ln\u00e9 mzdy, zat\u00edmco nab\u00eddka byt\u016f se moc nezm\u011bn\u00ed, p\u0159edpokl\u00e1d\u00e1m, \u017ee nemovitosti v p\u0159\u00ed\u0161t\u00edch letech d\u00e1le porostou. R\u016fst o 5 % by m\u011b nep\u0159ekvapil.<\/p>\n<p>To je \u0161patn\u00e1 zpr\u00e1va pro ty, kte\u0159\u00ed byt nemaj\u00ed. To jsou obvykle mlad\u00ed lid\u00e9. Budou platit je\u0161t\u011b nek\u0159es\u0165an\u0161t\u011bj\u0161\u00ed n\u00e1jem ne\u017e dnes. Logicky tak nebude prostor pro v\u011bt\u0161\u00ed rodiny, a demografie se bude d\u00e1le zhor\u0161ovat, co\u017e \u201epot\u011b\u0161\u00ed\u201c n\u00e1\u0161 d\u016fchodov\u00fd syst\u00e9m. \u0160t\u011bst\u00ed a spokojenost v ekonomice moc neporoste. Jedni budou platit nehor\u00e1znou hypot\u00e9ku a druz\u00ed nehor\u00e1zn\u00fd n\u00e1jem. Pen\u011bz na b\u011b\u017en\u00fd \u017eivot moc nezbude.<\/p>\n<p>O\u010dek\u00e1v\u00e1m, \u017ee se z v\u011bci stane velmi t\u0159askav\u00e9 politick\u00e9 t\u00e9ma, kter\u00e9 se bude levice sna\u017eit \u0159e\u0161it r\u016fzn\u011b nesmysln\u00fdmi regulacemi \u010di dotacemi, kter\u00e9 n\u00e1s v\u0161echny d\u00e1le zadlu\u017e\u00ed. N\u011bkte\u0159\u00ed se nebudou \u0161t\u00edtit mluvit o vyvlastn\u011bn\u00ed apod.<\/p>\n<p>\u0158e\u0161en\u00ed je p\u0159itom snadn\u00e9, pot\u0159ebujeme v\u00edce stav\u011bt. Jen v\u00edce byt\u016f, byty zlevn\u00ed. To, \u017ee zde je mnoho neobydlen\u00fdch byt\u016f, nic ne\u0159e\u0161\u00ed. To jsou jen investice. S t\u00edm operuj\u00ed ti, kte\u0159\u00ed \u0161ilhaj\u00ed po tom, \u017ee bude byty povinn\u00e9 pronaj\u00edmat apod.<\/p>\n<p>Pot\u0159ebujeme, aby byla v\u00fdstavba levn\u011bj\u0161\u00ed. K tomu povede jen to, \u017ee bude mo\u017en\u00e9 stav\u011bt na v\u00edce m\u00edstech ne\u017e dnes. \u00dazemn\u00ed pl\u00e1nov\u00e1n\u00ed se mus\u00ed zm\u011bnit tak, aby bylo pro lidi a nikoli pro \u00fa\u0159edn\u00edky. Pot\u0159ebujeme mnohem v\u00edce stavebn\u00edch pozemk\u016f za jakoukoli cenu. Orn\u00e1 p\u016fda opravdu jako argument neobstoj\u00ed. To je jen lobby zem\u011bd\u011blc\u016f.<\/p>\n<p>S t\u00edm je spojen\u00e9 stavebn\u00ed \u0159\u00edzen\u00ed. Dokud bude \u00fa\u0159edn\u00edk lejstry zdr\u017eovat v\u00fdstavbu, bude to st\u00e1le \u0161patn\u011b. Toto v\u0161e je t\u0159eba \u0161krtnout a odstranit, a to dramaticky. \u00da\u0159edn\u00edk\u016fm je pot\u0159eba sebrat raz\u00edtka. Mo\u017enost\u00ed, jak dnes blokovat v\u00fdstavbu, je moc. To je nutn\u00e9 zru\u0161it. Do v\u00fdstavby u\u017e nem\u016f\u017ee kecat ka\u017ed\u00fd, aby n\u00e1sledn\u011b vyd\u00edral investora.<\/p>\n<p>Nem\u00e1 smysl si st\u011b\u017eovat na ceny, \u00farokov\u00e9 sazby apod. To maj\u00ed jinde podobn\u00e9, a p\u0159itom maj\u00ed byty vzhledem ke mzd\u00e1m levn\u011bj\u0161\u00ed. Probl\u00e9m je v legislativ\u011b.
