Nezbytn\u00e9 slu\u017eby zahrnuj\u00ed: dod\u00e1vky vody, odvoz a odv\u00e1d\u011bn\u00ed odpadn\u00edch vod v\u010detn\u011b \u010di\u0161t\u011bn\u00ed j\u00edmek, dod\u00e1vky tepla, odvoz komun\u00e1ln\u00edho odpadu, osv\u011btlen\u00ed a \u00faklid spole\u010dn\u00fdch \u010d\u00e1st\u00ed domu, zaji\u0161t\u011bn\u00ed p\u0159\u00edjmu rozhlasov\u00e9ho a televizn\u00edho vys\u00edl\u00e1n\u00ed, provoz a \u010di\u0161t\u011bn\u00ed kom\u00edn\u016f, p\u0159\u00edpadn\u011b provoz v\u00fdtahu. Mezi nezbytn\u00e9 slu\u017eby nepat\u0159\u00ed dod\u00e1vka elekt\u0159iny, plynu ani p\u0159ipojen\u00ed k internetu. <em>\u201ePronaj\u00edmatel\u00e9 v drtiv\u00e9 v\u011bt\u0161in\u011b p\u0159\u00edpad\u016f na energie a internet p\u0159ed uzav\u0159en\u00edm n\u00e1jemn\u00ed smlouvy mysl\u00ed,\u201c<\/em> uv\u00e1d\u00ed Eduarda Hek\u0161ov\u00e1, \u0159editelka spot\u0159ebitelsk\u00e9 organizace dTest, a dopl\u0148uje: <em>\u201eEnergie toti\u017e tvo\u0159\u00ed podstatnou \u010d\u00e1st n\u00e1klad\u016f, kter\u00e9 jsou spojen\u00e9 s bydlen\u00edm. V\u011bt\u0161ina pronaj\u00edmatel\u016f energie sv\u00fdch n\u00e1jemc\u016f nechce \u0159e\u0161it a umo\u017e\u0148uje n\u00e1jemc\u016fm uzav\u0159\u00edt na dod\u00e1vky energi\u00ed a internetu smlouvu p\u0159\u00edmo s dodavateli.\u201c<\/em><\/p>\n<p>U n\u011bkter\u00fdch n\u00e1jemn\u00edch smluv, zejm\u00e9na u kr\u00e1tkodob\u00fdch pron\u00e1jm\u016f, je v\u0161ak prakti\u010dt\u011bj\u0161\u00ed, kdy\u017e vztah s dodavateli energi\u00ed m\u00e1 pronaj\u00edmatel. V takov\u00fdch p\u0159\u00edpadech pak mohou b\u00fdt \u00fahrady za tyto i jin\u00e9 slu\u017eby pau\u0161\u00e1ln\u011b zahrnuty do n\u00e1jemn\u00e9ho nebo mohou b\u00fdt hrazeny samostatnou pau\u0161\u00e1ln\u00ed \u010d\u00e1stkou vedle n\u00e1jemn\u00e9ho. Pokud n\u00e1jemce a pronaj\u00edmatel zvol\u00ed kteroukoliv z t\u011bchto variant, slu\u017eby poskytovan\u00e9 s n\u00e1jmem bytu se nevy\u00fa\u010dtov\u00e1vaj\u00ed. <em>\u201eV dne\u0161n\u00ed dob\u011b vysok\u00e9 inflace bude ujedn\u00e1n\u00ed pau\u0161\u00e1ln\u00ed \u010d\u00e1stky za slu\u017eby m\u00e9n\u011b \u010dast\u00e9,\u201c<\/em> poznamen\u00e1v\u00e1 k tomu Eduarda Hek\u0161ov\u00e1. V ostatn\u00edch p\u0159\u00edpadech se slu\u017eby spojen\u00e9 s n\u00e1jmem, v\u010detn\u011b dod\u00e1vky energi\u00ed a internetu, roz\u00fa\u010dtov\u00e1vaj\u00ed &#8211; stanov\u00ed se z\u00fa\u010dtovac\u00ed obdob\u00ed a zp\u016fsob rozd\u011blen\u00ed n\u00e1klad\u016f na slu\u017eby mezi n\u00e1jemce a osoby \u017eij\u00edc\u00ed v bytech &#8211; a n\u00e1sledn\u011b, po skon\u010den\u00ed z\u00fa\u010dtovac\u00edho obdob\u00ed, se n\u00e1jemc\u016fm vy\u00fa\u010dtov\u00e1vaj\u00ed. Z\u00fa\u010dtovac\u00ed obdob\u00ed trv\u00e1 zpravidla 12 m\u011bs\u00edc\u016f a po jeho uplynut\u00ed by m\u011bl pronaj\u00edmatel nejpozd\u011bji do 4 m\u011bs\u00edc\u016f doru\u010dit n\u00e1jemci vy\u00fa\u010dtov\u00e1n\u00ed slu\u017eeb podle skute\u010dn\u00fdch n\u00e1klad\u016f oproti zaplacen\u00fdm z\u00e1loh\u00e1m.<\/p>\n<p>Vyrovn\u00e1n\u00ed p\u0159eplatk\u016f \u010di nedoplatk\u016f provedou n\u00e1jemce s pronaj\u00edmatelem v dohodnut\u00e9 lh\u016ft\u011b, nejpozd\u011bji v\u0161ak do 4 m\u011bs\u00edc\u016f od doru\u010den\u00ed vy\u00fa\u010dtov\u00e1n\u00ed. Pokud se strany nedohodnou na lh\u016ft\u011b, pak se mus\u00ed vyrovnat do 3 m\u011bs\u00edc\u016f od vy\u00fa\u010dtov\u00e1n\u00ed. D\u016fle\u017eit\u00e9 pro n\u00e1jemce je, \u017ee pokud m\u00e1 pochybnosti ohledn\u011b spr\u00e1vnosti vy\u00fa\u010dtov\u00e1n\u00ed, m\u016f\u017ee po\u017e\u00e1dat pronaj\u00edmatele do 4 m\u011bs\u00edc\u016f od konce z\u00fa\u010dtovac\u00edho obdob\u00ed o nahl\u00e9dnut\u00ed do v\u0161ech podklad\u016f pro vy\u00fa\u010dtov\u00e1n\u00ed. D\u00e1le m\u00e1 pr\u00e1vo podat n\u00e1mitky do 30 dn\u016f ode dne, kdy mu pronaj\u00edmatel doru\u010dil vy\u00fa\u010dtov\u00e1n\u00ed, respektive kdy mu dodate\u010dn\u011b doru\u010dil podklady pro vy\u00fa\u010dtov\u00e1n\u00ed. Pronaj\u00edmatel mus\u00ed n\u00e1mitky vy\u0159\u00eddit do 30 dn\u016f od doru\u010den\u00ed n\u00e1mitky. <em>\u201eN\u00e1jemci \u010dasto nev\u00ed, \u017ee povinnost pronaj\u00edmatele splnit sv\u00e9 povinnosti spojen\u00e9 s vy\u00fa\u010dtov\u00e1n\u00edm \u0159\u00e1dn\u011b a v\u010das stanov\u00ed z\u00e1kon,\u201c<\/em> vysv\u011btluje Eduarda Hek\u0161ov\u00e1, a dod\u00e1v\u00e1: \u201ePokud pronaj\u00edmatel sv\u00e9 povinnosti nespln\u00ed, hroz\u00ed mu pokuta za ka\u017ed\u00fd den prodlen\u00ed.\u201c<\/p>\n<p>Jsou-li dod\u00e1vky energi\u00ed a slu\u017eeb p\u0159ipojen\u00ed k internetu sou\u010d\u00e1st\u00ed slu\u017eeb spojen\u00fdch s n\u00e1jmem, bude velmi d\u016fle\u017eit\u00e9 spr\u00e1vn\u00e9 nastaven\u00ed v\u00fd\u0161e z\u00e1loh za tyto slu\u017eby.
