Nap\u0159\u00edklad v panelov\u00fdch domech se lze nej\u010dast\u011bji setkat s d\u00e1lkov\u00fdm vyt\u00e1p\u011bn\u00edm, naproti tomu v \u010din\u017eovn\u00edch domech m\u00edvaj\u00ed lid\u00e9 vlastn\u00ed plynov\u00e9 kotle. A\u0165 u\u017e slu\u017eby zaji\u0161\u0165uje kdokoliv, m\u011bl by je vy\u00fa\u010dtovat podle skute\u010dn\u00e9 spot\u0159eby a vznikl\u00fdch n\u00e1klad\u016f, leda\u017ee by se platily pau\u0161\u00e1ln\u011b. T\u00edm m\u016f\u017ee b\u00fdt vlastn\u00edk bytu \u010di jeho n\u00e1jemce v p\u0159\u00edpad\u011b, \u017ee se jedn\u00e1 o n\u00e1jem bytu nebo o dru\u017estevn\u00ed byt. Z\u00fa\u010dtovac\u00ed obdob\u00ed zpravidla \u010din\u00ed dvan\u00e1ct m\u011bs\u00edc\u016f a plyne od ledna do prosince. Proto m\u016f\u017ee p\u0159\u00edjemce slu\u017eeb o\u010dek\u00e1vat, \u017ee do konce dubna obdr\u017e\u00ed ro\u010dn\u00ed vy\u00fa\u010dtov\u00e1n\u00ed.<\/p>\n<p>Jde-li o n\u00e1jemn\u00ed bydlen\u00ed, b\u00fdv\u00e1 ve smlouv\u011b o n\u00e1jmu bytu stanoveno, jak\u00e9 slu\u017eby bude pronaj\u00edmatel n\u00e1jemci zaji\u0161\u0165ovat.<em> \u201eP\u0159i ur\u010den\u00ed rozsahu zaji\u0161\u0165ovan\u00fdch slu\u017eeb hraje roli i vybaven\u00ed bytu. Pokud v n\u011bm je nap\u0159\u00edklad plynov\u00fd kotel, z\u00e1le\u017e\u00ed na dohod\u011b mezi pronaj\u00edmatelem a n\u00e1jemcem, kdo z nich uzav\u0159e smlouvu o dod\u00e1vk\u00e1ch plynu. U n\u00e1jmu sjednan\u00e9ho na dobu neur\u010ditou nebo trvaj\u00edc\u00edho n\u011bkolik let je v\u00fdhodn\u011bj\u0161\u00ed, kdy\u017e smlouvu s dodavatelem energi\u00ed uzav\u0159e p\u0159\u00edmo n\u00e1jemce,\u201c<\/em> vysv\u011btluje Eduarda Hek\u0161ov\u00e1, \u0159editelka spot\u0159ebitelsk\u00e9 organizace dTest. A dod\u00e1v\u00e1: <em>\u201eP\u0159epis odb\u011brn\u00e9ho m\u00edsta na n\u00e1jemce m\u016f\u017ee u kr\u00e1tkodob\u00e9ho n\u00e1jmu p\u0159edstavovat zbyte\u010dnou administrativn\u00ed z\u00e1t\u011b\u017e. Ov\u0161em pronaj\u00edmatel\u00e9, kte\u0159\u00ed se cht\u011bj\u00ed vyhnout p\u0159\u00edpadn\u00fdm dluh\u016fm zp\u016fsoben\u00fdm n\u00e1jemcem, po\u017eaduj\u00ed p\u0159epis energi\u00ed na n\u00e1jemce v\u017edy.\u201c<\/em><\/p>\n<p>Pokud je smlouva o dod\u00e1vk\u00e1ch energi\u00ed uzav\u00edr\u00e1na na dobu ur\u010ditou, m\u011bl by si n\u00e1jemce ov\u011b\u0159it, co se bude d\u00edt, kdy\u017e se z bytu odst\u011bhuje p\u0159ed skon\u010den\u00edm sjednan\u00e9 doby trv\u00e1n\u00ed odb\u011bru. Dodavatel\u00e9 toti\u017e \u010dasto po\u017eaduj\u00ed n\u011bkolikatis\u00edcov\u00e9 pokuty za p\u0159ed\u010dasn\u00e9 ukon\u010den\u00ed smlouvy.<\/p>\n<p>P\u0159\u00edjemce slu\u017eeb m\u016f\u017ee po\u017e\u00e1dat o nahl\u00e9dnut\u00ed do podklad\u016f k vy\u00fa\u010dtov\u00e1n\u00ed a m\u00e1 pr\u00e1vo si vy\u017e\u00e1dat dolo\u017een\u00ed n\u00e1klad\u016f na jednotliv\u00e9 slu\u017eby a po\u017eadovat vysv\u011btlen\u00ed, jak\u00fdm zp\u016fsobem byly slu\u017eby roz\u00fa\u010dtov\u00e1ny a jak byly stanoveny z\u00e1lohy na n\u011b. Z\u00e1rove\u0148 mu mus\u00ed b\u00fdt umo\u017en\u011bno po\u0159\u00eddit si kopie podklad\u016f k vy\u00fa\u010dtov\u00e1n\u00ed. Do 30 dn\u016f ode dne doru\u010den\u00ed vy\u00fa\u010dtov\u00e1n\u00ed m\u016f\u017ee proti n\u011bmu podat n\u00e1mitky. Na jejich vy\u0159\u00edzen\u00ed je pak stanovena lh\u016fta 30 dn\u00ed po\u010d\u00edtan\u00e1 od doru\u010den\u00ed n\u00e1mitek.<\/p>\n<p>Zpozd\u00ed-li se vy\u00fa\u010dtov\u00e1n\u00ed slu\u017eeb nebo vy\u0159\u00edzen\u00ed n\u00e1mitek, m\u00e1 p\u0159\u00edjemce slu\u017eeb pr\u00e1vo, aby mu ten, kdo slu\u017eby zaji\u0161\u0165uje, uhradil pokutu. Ta \u010din\u00ed maxim\u00e1ln\u011b 50 korun za ka\u017ed\u00fd den zpo\u017ed\u011bn\u00ed, je-li tak dohodnuto, p\u0159\u00edpadn\u011b bylo-li tak rozhodnuto dru\u017estvem \u010di spole\u010denstv\u00edm vlastn\u00edk\u016f jednotek. \u201e<em>Na pokutu nevznikne n\u00e1rok, jestli\u017ee t\u0159eba pronaj\u00edmatel s\u00e1m obdr\u017eel vy\u00fa\u010dtov\u00e1n\u00ed slu\u017eeb nebo podklady k n\u011bmu v takovou dobu, \u017ee nemohl vy\u00fa\u010dtov\u00e1n\u00ed v\u010das n\u00e1jemci p\u0159edlo\u017eit nebo vy\u0159\u00eddit n\u00e1mitky. Ov\u0161em pronaj\u00edmatel mus\u00ed vy\u00fa\u010dtov\u00e1n\u00ed po jeho obdr\u017een\u00ed co nejrychleji p\u0159edat n\u00e1jemci,\u201c<\/em> up\u0159es\u0148uje Eduarda Hek\u0161ov\u00e1.<\/p>\n<p>U n\u00e1jmu bytu je t\u0159eba upozornit i na to, \u017ee ne v\u0161echny poplatky, kter\u00e9 pronaj\u00edmateli vy\u00fa\u010dtov\u00e1v\u00e1 spole\u010denstv\u00ed vlastn\u00edk\u016f jednotek nebo dru\u017estvo, m\u016f\u017ee cht\u00edt uhradit po n\u00e1jemci \u010di podn\u00e1jemci. Mezi nej\u010dast\u011bj\u0161\u00ed nedorozum\u011bn\u00ed pat\u0159\u00ed po\u017eadov\u00e1n\u00ed placen\u00ed p\u0159\u00edsp\u011bvku do fondu oprav. Jen\u017ee v tomto p\u0159\u00edpad\u011b se nejedn\u00e1 o slu\u017ebu poskytovanou n\u00e1jemci, jeliko\u017e z toho nem\u00e1 okam\u017eit\u00fd prosp\u011bch. Pronaj\u00edmatel tedy tuto \u00fahradu nem\u016f\u017ee po\u017eadovat po n\u00e1jemci, m\u016f\u017ee ji v\u0161ak zohlednit ve v\u00fd\u0161i n\u00e1jemn\u00e9ho.<\/p>\n<p>Zvl\u00e1\u0161tn\u00ed pravidla ohledn\u011b vy\u00fa\u010dtov\u00e1n\u00ed plat\u00ed pro dod\u00e1vky elekt\u0159iny a plynu. \u0158\u00edd\u00ed se z\u00e1konem, ale i smlouvou o dod\u00e1vk\u00e1ch energi\u00ed a obchodn\u00edmi podm\u00ednkami. Informace o zp\u016fsobu uplatn\u011bn\u00ed reklamace lze obvykle naj\u00edt na webov\u00fdch str\u00e1nk\u00e1ch dodavatele. Dodavatel energi\u00ed mus\u00ed vy\u0159\u00eddit reklamaci vy\u00fa\u010dtov\u00e1n\u00ed nejpozd\u011bji do 15 kalend\u00e1\u0159n\u00edch dn\u016f ode dne jej\u00edho doru\u010den\u00ed. Uzn\u00e1-li ji za opr\u00e1vn\u011bnou, je povinen vyrovnat rozd\u00edl v platb\u00e1ch do 30 kalend\u00e1\u0159n\u00edch dn\u016f ode dne doru\u010den\u00ed reklamace. \u201e<em>Nedodr\u017e\u00ed-li tuto lh\u016ftu v p\u0159\u00edpad\u011b reklamace vy\u00fa\u010dtov\u00e1n\u00ed elekt\u0159iny, vznik\u00e1 odb\u011brateli pr\u00e1vo na n\u00e1hradu 600 korun za ka\u017ed\u00fd den prodlen\u00ed, nejv\u00fd\u0161e v\u0161ak 24 000 korun.
