Proti sob\u011b stoj\u00ed pr\u00e1vo pronaj\u00edmatele na kontrolu sv\u00e9ho majetku a pr\u00e1vo n\u00e1jemce na ochranu soukrom\u00ed. Kdy sm\u00ed majitel \u010di j\u00edm pov\u011b\u0159en\u00e1 osoba vstoupit do bytu, kter\u00fd pronaj\u00edm\u00e1? Svou n\u00e1v\u0161t\u011bvu by m\u011bl n\u00e1jemci ozn\u00e1mit p\u0159edem v p\u0159im\u011b\u0159en\u00e9 dob\u011b, kter\u00e1 nen\u00ed z\u00e1konem p\u0159esn\u011b stanovena. Mnoho smluv o n\u00e1jmu bytu obsahuje nap\u0159\u00edklad pravidlo, \u017ee pronaj\u00edmatel m\u00e1 pr\u00e1vo zkontrolovat byt, ozn\u00e1m\u00ed-li term\u00edn 14 dn\u00ed dop\u0159edu. Vlastn\u00edk nemus\u00ed sv\u016fj vstup hl\u00e1sit p\u0159edem, pokud hroz\u00ed, \u017ee v byt\u011b dojde ke \u0161kod\u011b na majetku. N\u00e1jemce m\u00e1 pr\u00e1vo na slevu z n\u00e1jemn\u00e9ho, jestli\u017ee mu \u010dinnost\u00ed pronaj\u00edmatele vzniknou podstatn\u00e9 obt\u00ed\u017ee. <em>\u201ePodstatn\u00e9 obt\u00ed\u017ee lze v praxi vylo\u017eit i tak, \u017ee pronaj\u00edmatel chod\u00ed do luxusn\u011b vybaven\u00e9ho bytu na obhl\u00eddky velmi \u010dasto, jeliko\u017e chce m\u00edt p\u0159ehled, \u017ee vybaven\u00ed bytu nebylo po\u0161kozeno. V takov\u00e9m p\u0159\u00edpad\u011b by se ov\u0161em dalo uva\u017eovat o slev\u011b z n\u00e1jemn\u00e9ho jako o protihodnot\u011b k obt\u011b\u017eov\u00e1n\u00ed \u010dast\u00fdmi kontrolami pronaj\u00edmatele. Jestli\u017ee pronaj\u00edmatel v\u00ed, \u017ee chce byt pravideln\u011b kontrolovat, m\u011bl by frekvenci n\u00e1v\u0161t\u011bv dohodnout s n\u00e1jemcem dop\u0159edu v n\u00e1jemn\u00ed smlouv\u011b,\u201c<\/em> vysv\u011btluje Eduarda Hek\u0161ov\u00e1, \u0159editelka spot\u0159ebitelsk\u00e9 organizace dTest, a dod\u00e1v\u00e1: \u201e<em>Obdobn\u011b lze uva\u017eovat o slev\u011b z n\u00e1jemn\u00e9ho tak\u00e9 tehdy, kdy se n\u00e1jemn\u00ed vztah ch\u00fdl\u00ed ke konci a pronaj\u00edmatel \u010di pracovn\u00edk realitn\u00ed kancel\u00e1\u0159e byt opakovan\u011b p\u0159edstavuje potenci\u00e1ln\u00edm budouc\u00edm n\u00e1jemc\u016fm.\u201c<\/em><\/p>\n<p>Odcestov\u00e1n\u00ed n\u00e1jemn\u00edka m\u016f\u017ee b\u00fdt dal\u0161\u00edm d\u016fvodem ke kontrole bytu. Pronaj\u00edmatel m\u00e1 pr\u00e1vo vstoupit do bytu, jestli\u017ee n\u00e1jemce v\u00ed, \u017ee bude po dobu del\u0161\u00ed ne\u017e dva m\u011bs\u00edce nep\u0159\u00edtomen v byt\u011b, a pronaj\u00edmateli ned\u00e1 kontakt na osobu, kter\u00e1 zajist\u00ed vstup do nemovitosti, bude-li to zapot\u0159eb\u00ed. Pokud bude v byt\u011b po dobu nep\u0159\u00edtomnosti pob\u00fdvat jin\u00e1 osoba, nap\u0159\u00edklad rodinn\u00fd p\u0159\u00edslu\u0161n\u00edk n\u00e1jemce, tak n\u00e1jemce nemus\u00ed pronaj\u00edmateli svou nep\u0159\u00edtomnost v byt\u011b oznamovat. N\u00e1jemce tak\u00e9 nemus\u00ed p\u0159edem oznamovat svou dvoum\u011bs\u00ed\u010dn\u00ed nep\u0159\u00edtomnost, jestli\u017ee ji nep\u0159edpokl\u00e1dal, nap\u0159\u00edklad p\u0159i pobytu v nemocnici po \u00farazu.<\/p>\n<p>Co d\u011blat, kdy\u017e n\u00e1jemce z bytu zmiz\u00ed? Pronaj\u00edmatel je pochopiteln\u011b v obt\u00ed\u017en\u00e9 situaci nejen proto, \u017ee n\u00e1jemce mohl nechat dluhy na n\u00e1jemn\u00e9m, ale tak\u00e9 proto, \u017ee n\u00e1jem nen\u00ed \u0159\u00e1dn\u011b ukon\u010den t\u0159eba p\u00edsemnou dohodou. <em>\u201ePronaj\u00edmatel mnohdy v\u00e1h\u00e1, zda je mo\u017en\u00e9 do bytu vstoupit, vyklidit ho a znovu pronajmout. Pronaj\u00edmatel by se m\u011bl pokusit n\u00e1jemce kontaktovat a domluvit se s n\u00edm na p\u0159ed\u00e1n\u00ed bytu.
